Making this our official " House searching Thread "

This is our official house searching thread...real estate and all!!! DH and I have been searching the market for over a year and I prob have every house on mlsli memorized!!! We have ultimately narrowed it down to very few and certain areas after going every weekend to look around. The areas are, Sayville, west sayville, great river, Oakdale, East Islip, Possibly Bayport and Bluepoint ( a little to far east though )

On the North shore which we are considering also, we are looking in, SMithtown, port jeff, some areas of port jeff station, centerport, northport and setauket.

So far we have found some amazing deals...but I have NOT found that PERFECT house...I wonder if there is such a thing???

SO ladies...lets help each other out and talk real estate....!!!! Anything goes!!!

Medford has it's good parts and bad parts...i grew up very close to there.....

we just came back from looking athouses today We have been looking for about 6 months ....(we don't have to move right away) Keep reminding yourself things will start to pop up in the spring summer....that's usually when people decide they want to move and want to do it before the school year starts...I have to remind myslef that too, it's hard but you'lll find something... what are you looking for? ranch, splanch, high ranch, colonial?

HAHA!! Thats funny you say that " has its good parts and bad parts " Cus thats what everyone has been saying about every town we decide to look at...so I guess it doesnt matter....

we are looking for a ranch or colonial....something with at least a half acre of property. My husband loves trees and nature, so thats a plus. We own a boat so we dont need to live near the water. We would prefer low taxes....

Where did you look today? Anything good?

Also note that real estate is expected to take another dive- 30% is the most analysts are predicting. Gives people hope!

How much will you need just to update? Set the price where you will be comfortable so if they say no, you can go a bit higher if the house is what you really want..Houses arent selling the way they used to, so make it work for you..

I had the same question! We found a house for $439, and I told FH let's go in at $400 and he told me that my negotiation skills are lacking, lol

300k for a 400k house is low to bid. Yes if the house is 439 id start at 400 and see where it goes from there, keeping in mind the condition of the house. just my opinion

We are looking...but not in LI.

We want a house (in the next 3-5 yrs because of the HUGE amount of down payment we will have to post)...but are seeing lots of houses being stagnant on the market. Condos and coops are dropping prices, but houses are being up for sale for half a yr and more and not moving. Sellers are asking a lot more than buyers can afford. At this point in time, it makes a lots more sense economically for us to rent. Rental prices have not gone up astronomically like the house prices.

I have a couple of friends who underquote a couple of places and wait (but you have to be flexible).

I told myself that....if we dont find something we LOVE, there is no way in H$LLLL we are buying, and I would much rather rent. I lovee loveee our apartment adn i would stay here for a very long time, BUT husband makes big bucks and he pays more in taxes then I make in a year....I figured it might be most wise if we have write offs...SOOO hopefully we can find something in that 350 range that we LOVE....phewwww...glad I got that out

I just saw that this thread is thriving!!! We got our house 12% below asking!!!!!! let's just say we offered 15% below asking and worked our way up a little. Our broker even cut her commission b/c she wanted us to get the house!!!!!

We were told you dont want to insult the seller so i think a 300K bid on a 400K house would be pushing it unless the house was falling apart.
WHen my parents sold there house (in Bayport) the first guy offered 120K less than what they were looking for my dad got insulted and decided not to sell to him ...he took it personal not that everyone will do this but you do have to watch


and believe me we saw one of those today...they wanted 425 for a house with holes in the foundation ....and temporoary support beams holding up the wood beams in the basement ....
it said new appliances but the fridge had rust all over it....it was disappointing

But then again we did see a ery nice one today that was def worth the money I cn't disclose anymore than that cause we may put a bid down!

haha we had this experience, we bid almost 200K less on a home that needed gut renovation. Needless to say, we never heard back from the sellers!!! hahaha

I live in Patchogue. Like someone said be careful in medford. Make sure the school district is Pat-med and not bellport. Some parts of medford are too close to coram and there is ALOT of crack heads and heroin addicts. So be aware of what area medford you look at. but if its more on the north side of medford that is a nice area. LOL

I was just researching that....I would prefer pat med....no offense to crack heads, but I would RATHER NOTTTT live anywhere near the vicinity of that area...and other certain areas as well. But I dont want to say cuz I dont want to offend anyone

what a great thread we have been looking to buy a home since the summer-- it is hard & we are looking in the bayside, glen oaks, floral park, new hyde park, etc area-- its not easy we havnt found what we are looking for yet-- my father is an investor and so I have access to MLS, so I have seen basically everything for sale with our required credentials-- I just wanted to add-- If you want to know what type of area a town is you can google it-- or look at citydata.com it will tell you everything you need to know!!

Also I just wanted to say that if the house needs a little work you can really save a lot on the price.. and as stated abovefor a 439k an offer of 400k would be fine.. If you even offer them 395k or maybe a little less you would really be surprised at how much less the houses are selling!

Good Luck everyone-- I know A LOTTT about MLS and the buyers market-- feel free to ask any questions ladies
