Buying new construction home

Any thoughts on buying new construction house? We found a great house we love, we would be able to make alot of the decisions on the colors of paint and other final touches. Any advice on things to keep in mind as far as buying the place?

Re: Buying new construction home

New Constuction is great..although there is a bit of a catch. We bought one and there were many ups/downs. For one,the showhome that they show you is NOT like the home you get...this home is filled with upgrades in order to show how the home can look.Once we went into contract,we were handed a book with all upgrades..anything from extra electrical outlets,to highhats,to better windows.
Many of the upgrades cost so much more with the builder then if you were to have a contractor or DIY. Sometimes even if you want to upgrade, the choices are either not to your liking or too $$. In our case, the builders kitchen was an ATROCITY! I can't even say for sure that was real wood After pricing out the kitchen I really wanted and what he could do,there was a HUGE price difference. We opted to put the kitchen of our dreams in later, after we had closing. I was firm on getting the bathrooms upgraded to granite/marble tiles because I did not want to live with that kind of dust and demolition later. All in all we did a few upgrades that ended up costing close to $80,000 and tearing out the kitchen and deck they put up...adding another $75,000. Its been 4 yrs and we're still in constuction-of our own.
Another thing to be aware of,the closing date was a year after the original date. The builder blamed the city saying that "they are backed up in paperwork" maybe LI is different.
The huge upside is, new is new... although I opted for renovating..I know many of my neighbors have left everything alone and moved in as is. All of the electric/plumbing/foundation/wiring,etc is new and updated to code. Also, lets not forget the tax abatement
Any questions, feel free to FM me.

Thanks for the info. The house is in Nassau county, great area with good school district and quiet street.
