Buying a condo instead of a house?

Can anyone help me out with some pros/cons of buying a condo vs. buying a house? We don't plan on having kids for quite some time (at least 3-5 years) so a condo would work for us and we could sell if/when we decide to raise a family... but what are the other pros/cons to a condo?

THANKS!

Re: Buying a condo instead of a house?

We bought a condo just because it was cheaper, and we didn't have the downpayment for a house in an area where we would want to permanently stay that didn't require a great deal of work. We were able to get a condo in the area we wanted.

Pros:
Cheaper than nice houses--we had to do nothing, just move in--many affordable houses are fixer-upers.

No maintenance! They mow, shovel, etc, even help with plumbing and heating (anything that is "shared").

Ours has increased $30,000 in 6 months! I think there is an increased demand for condos on Long Island as seniors are looking to move from houses to avoid maintenance and younger couples are looking to buy without spending a fortune.

Taxes MUCH cheaper than houses--ours are like $2500 a year, whereas for houses we were looking at they were $6000-7000.

Cons:
No yard, not as much space when friends come to visit.

We found a condo that allowed pets and had a washer and dryer, but some do not. Many condos and co-ops have shared washers and dryers.

Ours is 1-floor, which means someone lives above or below you. We do hear them, though it isn't too too bad.

That's about it.

IMO...a condo is a great way to start off being a home owner..You get some responsibility but not all of it..Uesually less taxes, less money (but not all of them), No outside maintenence needed, i do not have to pay for heat or hot water..

Re: Buying a condo instead of a house?

also it is a great investment for the future..

I bought my condo almost 3 years ago, the value has doubled and will now allow me to have a NICE down payment on a house!

Re: Buying a condo instead of a house?

we are torn between house and condo..but at this point we know our price range and houses are not in it, so instead of modifying our price range, we are modifying the house. I think we will be happy in the condo..building equity, access to a pool that I could never afford..I am going to continue waiting tables at night, that will be my furniture money..if we bought a house, it would remain empty

On mlsli you can choose the county and whether you want a house or co-op or condo. There are a bunch of co-ops in Nassau. This one in Roslyn looks really nice for the $. This one in Great Neck looks really nice too.
