House is back on the market - UPDATE
we bid on a house in november and the seller never accepted nor rejected the offer, but decided she wasn't ready to sell becuase she did not find a house and as a result pulled it off the market (it was only on for 4 days).
ANYWAY, my realtor just called and the house is back on the market. seller has found a house. the listing agent called to advise her. HOWEVER, it is now $45,000 more than the orginally asking price. we did bid the asking because we felt it was underpriced for the area, land, house and amenties, but know not sure what i want to do.
i would like to make another bid, but i am not willing to up my orginally by 45k. do you think bidding 10k below asking is too low?
ETA: there is little to no work that needs to be done

No way! We bid $35,000 cheaper. After going back and forth we ended up $25,000 cheaper then asking price. We felt the same way that it was underpriced but we went back and forth until he accepted our offer. It's worth a shot. The worse they can do is come back with a counteroffer.

I don't think I'd up my price by $45,000 - that just doesn't seem right - it's still the same house!
I think offering $35,000 more than what you bid last time is really generous...

Are you saying that you put in a bid for their NEW asking price thats now 45k more... and now you are thinking about taking that back and lowering it?
If thats the case... that isn't very good.

haven't bid anything yet. house just went back on the market. orginally we bid asking price in november and now the price (house taken off market, now back on) is 45k higher.
DH is going to be home late (i haven't talked to him yet), but after thinking about it and talking to friends, i think we should bid around 20k below asking. it is still a good deal more than what she was asking in nov and she knows that we are flexible in re: closing and can offer great terms. the worst she can do is counteroffer. my realtor said she can call the agent in the morning and make an offer for us (contingent on us seeing the house again).

I personally wouldn't bid that much... but then again I am poor BUT if you really love/want the house and can afford it then go for it!!! Good luck and let us know what happens!

I dont know the house but thats so much more know doesnt make sense. I say bid your max that you feel it is worth and if it is meant to be you will get it.
What do I know anyway, reference my other post
I hope you get it and Monday we can both start threads w/pics of our new homes

we made an offer this morning and it was accepted. she wants to be out in 60 days, so we need to really move on this. not to mention that nothing is set in stone until the contract is signed (which we are hoping to do w/in a week or so).
